Nad Al Sheba is located south of Dubai Creek and close to the parts of old Dubai where Emiratis traditionally lived. The community is adjacent to Al Quoz, Silicon Oasis, Ras Al Khor Industrial Area and Al Markada, with property in Nad Al Sheba including villas, apartments and serviced apartments. The community comprises five sub-communities; Nad Al Sheba 1, 2, 3, 4 and Sobha City. It is also well-known for its public spaces where major sporting events are held every year, such as Meydan Racecourse, The Track Meydan Golf and Dubai Polo & Equestrian Club.

The area is well-connected to the rest of the city, so residents can quickly reach almost any part of Dubai easily and efficiently.
One of the new residential developments in the vicinity of the Nad Al Sheba area is Nad Al Sheba Villas, introduced by the Nakheel PJSC development company. The complex covers around 2.5 million sq. ft and contains 4 and 5-bedroom villas. On-site amenities include the Nakheel Pavilion, a cycling track and the Nad Al Sheba Mall.
The developer had engaged three main contractors to manage the Nad Al Sheba Villas construction: Trojan General Contracting, United Engineering Construction and Metac General Contracting with the main works of the development completed in 2019. Nad Al Sheba stands alongside other significant master-planned projects by Nakheel like Palm Jumeirah, The World archipelago, Jumeirah Islands, Al Furjan, Jebel Ali Village and International City. Along with residential construction, Nakheel is involved in retail developments as well, as the company has developed Ibn Battuta Mall, Golden Mile Galleria, Dragon Mart and other great projects in the region. Dedicated retail and entertainment centers, called ‘Nakheel Pavilions’, are located in the six master-planned communities, including Nad Al Sheba, and are aimed to satisfy every aspect of its residents’ daily needs.

There is an option to build residential buildings of G+6 and villas G+1, one or two per plot. The overall community will also feature community amenities such as schools, clinics, a mosque and retail outlets.
The project is officially approved and has strict guidance with the design and construction regulations of the Dubai Development Authority (DDA). However, it is worth noting that there is no time limit for construction.

The prices for residential plots in Nad Al Sheba Gardens by Meraas start from AED 1,729,000 (USD 471,000) for a plot of land covering 4,499 sq. ft. Large plots of about 50,053 sq. ft in size which are designated for two villa constructions are offered at AED 8,676,000 (USD 2,400,000).
Four-bedroom villas of 3,800 sq. ft in Nad Al Sheba 3 are generally let for AED 130,000 (USD 35,400) per year if in one cheque, and AED 140,000 if paid in two cheques. Rental prices for a five-bedroom villa of 5,500 sq. ft start at AED 130,000 (USD 35,400).
